Maintenance Supervisor
(From $72,000 a year plus exceptional bonus plans)
Woodard Properties, a locally owned property management and development company in Charlottesville, is seeking an experienced Maintenance Supervisor to join our Facilities Team!
The person in this role will lead a team of 6+ technicians in providing general maintenance and HVAC services for our residential and commercial properties located throughout the Charlottesville community.
Summary of Job Responsibilities:
- Field & Office Work: The Maintenance Supervisor will work in the office as well as in the field to schedule or assume responsibility for field work as needed to ensure all jobs are completed in a timely and quality manner
- Scheduling: Assign and schedule all work and service requests, preventative maintenance, repairs, and inspections of building mechanical systems with team members and contractors
- On-Call: Oversee the after-hours emergency on-call schedule and provide back-up and assistance as needed
- Inclement Weather: Assist in the planning and preparedness for inclement weather and participate in snow/ice removal
- Purchases: Review and approve all purchases and purchase orders
- Budget: Review weekly expense accounts and prepare annual budget reports
- Timecards: Review and approve the team’s PTO requests and daily timecards
- Tracking: The Maintenance Supervisor will be results-driven and will ensure that service issues and all other work is successfully completed
- Fleet & Equipment Management: Responsible for the maintenance and upkeep of the team’s fleet, equipment, and tools
- Communication: Effectively & professionally communicate through verbal and written means any relevant information for team members, supervisors, customers, vendors, neighbors, or community members
- Team Success: Continually foster team cohesiveness and overall team success
- Professionalism: Ensure all team members are professional in all aspects of their work
- Lead by Example: The Maintenance Supervisor will uphold the company’s and team’s mission statements and will lead by example and model the behavior they want to see in their team members
Summary of Job Requirements:
- Leadership: 3+ years in a maintenance supervisor or similar leadership role
- Property Management: 7+ years in the property management industry
- Track Record: Verifiable history of providing outstanding customer service, demonstrating professionalism in all areas, and being an excellent & effective leader
- Skillset: Highly experienced in all aspects of general property maintenance, including appliance troubleshooting and repair, plumbing, electrical, some carpentry, & HVAC diagnostic & repairs experience
- Certifications: CFC Certification (Type II or Universal) & OSHA 10
- Computer: Experience with property management software and proficiency in Microsoft Outlook, Word, and Excel Spreadsheets
- Training: Possess the skillset, desire, and experience to train and advance maintenance technicians
- Organized: Highly organized, especially while managing heavy workloads under tight time constraints
- Team Player: Willingness to assist in other aspects of property management from time to time, such as assisting the Projects and Building & Grounds Teams
- Communication: Have a consistent and proven track record of demonstrating professional verbal and written communication in all encounters
- Ability to lift 50+ pounds, work off ladders, in tight spaces, and on roofs
- Driver’s License: A valid driver’s license and acceptable background check

Facilities Director
Woodard Properties is seeking a strategic, results-driven Facilities Director to lead maintenance, operations, capital improvement planning, and overall physical asset management for our diverse portfolio. Our residential, commercial, and development properties span the Charlottesville community. This role ensures that every asset is safe, efficient, well‑maintained, and aligned with our quality and performance standards.
The Facilities Director oversees the Maintenance, Project, and Building and Grounds Teams. The department includes 25 professionals, supported by a Facilities Manager, a Facilities Coordinator, and Supervisors who oversee field operations. In addition, the Facilities Director manages vendor and contractor relationships; controls operating budgets; and implements preventive maintenance programs that protect and enhance long‑term asset value.
Key Responsibilities
Leadership & Strategy
- Develop and execute facilities management strategies that align with company objectives.
- Cultivate, lead, and mentor managers, supervisors, technicians, and support staff.
- Establish performance metrics and accountability standards across properties.
- Collaborate with Property Management and Executive Leadership on capital planning & other job-related initiatives.
Operations & Maintenance
- Oversee preventive and corrective maintenance programs across all properties.
- Ensure compliance with local, state, and federal safety regulations.
- Develop and maintain emergency preparedness and response procedures.
- Implement systems to track work orders, asset life cycles, and maintenance schedules.
- Communicate effectively with leadership, team members, vendors, customers, and community members.
Capital Projects & Asset Management
- Plan and manage capital improvement projects from budgeting through completion.
- Coordinate with contractors, engineers, and vendors to ensure projects are delivered on time and within budget.
- Conduct regular property inspections and condition assessments.
- Provide long-term capital forecasting and replacement planning.
Financial Oversight
- Develop and manage facilities operating and capital budgets.
- Monitor expenses and identify cost-saving opportunities.
- Negotiate service contracts and vendor agreements.
- Ensure proper procurement and inventory management procedures.
Vendor & Risk Management
- Establish and maintain strong vendor relationships.
- Ensure vendor compliance with insurance, licensing, and safety requirements.
- Oversee risk management efforts related to property systems and infrastructure.
Qualifications
- Bachelor’s degree in Facilities Management, Engineering, Construction Management, or related field preferred
- 7+ years of progressive facilities or property maintenance leadership experience
- Strong knowledge of building systems (HVAC, electrical, plumbing, fire/life safety).
- Proven experience managing budgets and capital improvement projects
- Excellent leadership, communication, and organizational skills
- Proficiency with facilities management software and CMMS systems
- Relevant certifications (CFM, FMP, PMP, CAMT, OSHA, EPA, etc.) are a plus

Work Environment
This position requires regular site visits across the property portfolio. Hours are generally 8:30 am – 5 pm, Monday – Friday. Occasional weekend and after-hours availability will be required for high-volume student housing turnovers, major projects, inclement weather response, or emergencies.
