Maintenance Technician
($24 – $28 an hour plus exceptional bonus plans)
Woodard Properties, a locally owned property management and development company in Charlottesville, is seeking an experienced General Maintenance Technician to join our Maintenance Team!
The person in this role will generally work 8:30 am – 5 pm, Monday – Friday, performing general maintenance and HVAC services for our residential and commercial properties located throughout the Charlottesville community. This person will also assist with inclement-weather preparedness and will be on call (about 6 weeks per year) to respond to after-hours emergency maintenance issues. Eligible candidates will have a proven track record of professionalism and a positive work ethic.
The ideal candidate will also have the following:
- 5+ years in the multifamily property management industry
- 2+ years of HVAC diagnostic experience and appliance troubleshooting & repair
- CFC Certification (Type II or Universal)
- General knowledge and experience with plumbing, electrical, and some carpentry
- Ability to lift 50+ pounds, work off ladders, in tight spaces, and on roofs
- Ability and willingness to teach other employees
- Willingness to assist in other aspects of property management from time to time, such as grounds work, projects, painting, trash removal, etc.
- Availability to periodically be on-call & assist with snow removal
- A valid driver’s license and acceptable background check

The Carpenter and Renovation Technician in this role will complete projects and renovations for our residential and commercial properties, including carpentry, electrical, plumbing, drywall repair, and painting work. The techs will also assist the facilities team with general and preventive maintenance, on-call rotation, and inclement-weather preparedness.
Work hours are generally 8:30 am – 5 pm, Monday – Friday.
- Basic knowledge and experience with plumbing, electrical, and carpentry
- Ability to lift 50+ pounds, work off ladders, in tight spaces, and on roofs
- Assist in other aspects of property management such as general & preventative maintenance, grounds work, etc.
- After-hours on-call rotation approximately 6 weeks per year

Project & Renovation Supervisor (Working Supervisor)

Woodard Properties, a locally owned property management and development company in Charlottesville, is seeking an experienced Project & Renovation Supervisor to join our Facilities Team.
This is a highly hands-on leadership position ideal for a skilled construction professional who enjoys working with their tools as much as they enjoy leading projects and people. The successful candidate will be expected to actively perform renovation, carpentry, construction, and maintenance work while overseeing project execution, coordinating subcontractors, and ensuring high-quality results.
Position Summary
The Project & Renovation Supervisor leads residential and commercial renovation projects from planning through completion while serving as a working member of the construction team. Unlike a traditional project management role, this position requires extensive hands-on involvement in day-to-day renovation, repair, construction, and maintenance activities.
The ideal candidate is a seasoned tradesperson with strong carpentry, renovation, and property maintenance skills who can lead by example, solve problems in the field, and work alongside employees and subcontractors to successfully complete projects safely, on schedule, and within budget. In addition to renovation and construction work, this position requires the ability to troubleshoot, diagnose, and perform repairs on residential and commercial building systems, including appliances, HVAC equipment, plumbing, electrical components, and general maintenance items.
Key Responsibilities
- Perform carpentry, renovation, remodeling, repair, and construction work on a daily basis.
- Lead by example as a working supervisor, spending most of the time in the field rather than in an office environment.
- Plan, coordinate, and oversee residential and commercial renovation and improvement projects.
- Perform and supervise framing, trim carpentry, drywall, flooring, finish work, and other skilled trades work.
- Manage project schedules, budgets, materials procurement, and resource allocation.
- Coordinate and oversee subcontractors, vendors, and specialty trades.
- Troubleshoot construction, maintenance, and building systems challenges and provide practical, hands-on solutions.
- Troubleshoot, diagnose, and repair residential and commercial appliances, including refrigerators, ranges, dishwashers, washers, dryers, and other common equipment.
- Perform maintenance, troubleshooting, and minor-to-moderate repairs on HVAC systems and related mechanical equipment.
- Diagnose and resolve issues involving plumbing, electrical, mechanical, and other building systems.
- Respond to complex maintenance issues and provide practical repair solutions to minimize downtime and operating costs.
- Support the Facilities and Maintenance Teams with specialized repairs, system evaluations, and preventive maintenance initiatives.
- Prepare scopes of work, project timelines, and cost estimates.
- Ensure compliance with building codes, safety regulations, and company standards.
- Oversee unit turnovers, rehabs, capital improvements, and property upgrades.
- Maintain inventory of tools, equipment, and building materials.
- Build positive working relationships with tenants, contractors, vendors, and team members.
- Assist with inclement-weather preparedness and participate in an on-call rotation (approximately 6 weeks per year) for after-hours maintenance emergencies.
Qualifications
- 15+ years of hands-on experience in construction, carpentry, renovation, remodeling, and property or facilities maintenance.
- Proven experience leading renovation projects while actively performing skilled trades work.
- Strong carpentry skills, including framing, trim work, drywall, flooring, cabinetry, and finish carpentry.
- Demonstrated experience in troubleshooting and repairing residential and commercial appliances.
- Working knowledge of HVAC systems, including the ability to diagnose common operational issues and perform repairs and component replacements.
- Experience in general property maintenance, including plumbing, electrical, mechanical, and building systems troubleshooting.
- Strong diagnostic and problem-solving abilities with a broad understanding of residential and commercial building operations.
- Ability and willingness to perform physically demanding work on a regular basis.
- Demonstrated ability to manage multiple projects simultaneously.
- Experience supervising contractors, trades personnel, and project teams.
- Strong knowledge of construction methods, building systems, and workplace safety practices.
- Ability to read and interpret blueprints, project plans, and technical specifications.
- Experience with project budgeting, estimating, and scheduling.
- Strong communication, organizational, and problem-solving skills.
- Knowledge of local building codes and permitting requirements.
- Valid driver’s license and reliable transportation.

Starting Salary: $120,000+ (commensurate with experience)
Position Summary
Woodard Properties is seeking a strategic, technically skilled Facilities Portfolio Director to lead the full lifecycle of maintenance, operations, capital planning, and physical asset management across our diverse Charlottesville portfolio. This role requires a leader with deep, hands‑on knowledge of building systems—including HVAC, electrical, plumbing, and life‑safety infrastructure—paired with a proven track record of developing high‑performing teams and elevating facilities operations at scale.
Our residential, commercial, and development properties span the Charlottesville community. The Facilities Portfolio Director ensures every asset is safe, efficient, compliant, and maintained to the highest standards of quality and performance. This position oversees the Maintenance, Project, and Building & Grounds Teams—approximately 25 professionals—supported by a Facilities Manager, Facilities Coordinator, and field Supervisors. The Director also manages vendor relationships, oversees operating and capital budgets, and drives preventive maintenance programs that protect long‑term asset value.
Key Responsibilities
Operations & Maintenance
- Oversee preventive, predictive, and corrective maintenance programs across all properties.
- Apply hands‑on technical expertise to diagnose, troubleshoot, and guide the resolution of building system issues ranging from routine equipment and appliance malfunctions to highly complex, integrated systems such as HVAC controls, life‑safety systems, and fire protection infrastructure.
- Ensure compliance with all local, state, and federal safety regulations.
- Maintain emergency preparedness and response procedures.
- Implement systems to track work orders, asset life cycles, and maintenance schedules.
- Communicate effectively with leadership, team members, vendors, residents, tenants, and community partners.
Capital Projects & Asset Management
- Lead capital improvement planning, budgeting, and execution.

- Conduct regular property inspections and building system condition assessments.
- Provide long‑term capital forecasting and replacement planning.
Financial Oversight
- Develop and manage facilities operating and capital budgets.
- Monitor expenses and identify cost‑saving opportunities.
- Negotiate service contracts and vendor agreements.
- Ensure proper procurement and inventory management.
Vendor & Risk Management
- Build and maintain strong vendor and contractor relationships.
- Ensure compliance with insurance, licensing, and safety requirements.
- Oversee risk management for property systems and infrastructure.
Qualifications
- Bachelor’s degree in Facilities Management, Engineering, Construction Management, or related field preferred.
- 7+ years of progressive facilities leadership experience, including direct oversight of teams and portfolios.
- Extensive hands‑on technical experience in building systems (HVAC, electrical, plumbing, fire/life safety).
- Demonstrated success in managing budgets and capital improvement projects.
- Exceptional leadership, communication, and organizational skills.
- Proficiency with facilities management software and CMMS platforms.
- Relevant certifications (CFM, FMP, PMP, CAMT, OSHA, EPA, etc.) are a plus.

Work Environment
