Facilities Coordinator ($22 – $25 per hour plus exceptional bonus plans)
Woodard Properties, a locally owned property management and development company in Charlottesville, is seeking an experienced Facilities Coordinator to join our Facilities Team!
The person in this role will support and assist the Facilities leadership team, peers, customers, and the Facilities Department’s overall operations with a key focus on customer service and administrative duties.
This is primarily an office job but will include some driving for property inspections and errands.
Work hours are generally 8:30 am – 5 pm, Monday – Friday.
Summary of Job Responsibilities & Requirements:
- Phones and Emails: Answering phones and managing emails
- Customers: Assisting customers with service issues & other maintenance-related matters
- Service Requests: Entering & assigning service requests
- Extermination Requests: Entering and coordinating extermination requests
- Payables: Coding and entering invoices into the payment system
- Notices: Emailing notices to customers or creating and posting notices at properties as needed
- Coordinating: Assisting with coordinating customers, employees, housing inspectors, city officials, service authorities, and vendors/contractors to address maintenance issues and assist with move-ins
- Scheduling: Overseeing multiple schedules, including on-call, preventative maintenance, annual inspections, fleet maintenance, and other recurring schedules
- Communications: Facilitate continuity and communications between customers, leasing, and facilities
- Keys: Checking keys in/out daily and audit
- Supplies: Ordering and tracking supplies
- Deliveries: Accepting and coordinating deliveries from vendors
- Errands: Property inspections and errands as needed
- Meetings: Assisting with the preparation and setting up of team meetings
- Back-up: Stepping in as needed when team leaders or peers are not available
- Professional: Maintain a positive attitude and professionalism in all communications
- Driving Record: A valid driver’s license and acceptable background check (No DUI or reckless convictions within the past 3 years)
- Experience: At least five years of relevant experience, including administrative work and a proven track record of successfully managing and completing multiple job tasks while providing exceptional customer service.

Maintenance Technician ($24 – $28 per hour plus exceptional bonus plans)
Woodard Properties, a locally owned property management and development company in Charlottesville, is seeking an experienced Maintenance Technician to join our Facilities Team!
The person in this role will provide general maintenance services for our residential and commercial properties located throughout our community.
Woodard Properties provides a company vehicle, tools, and supplies.
Work hours are generally 8:30 am – 5 pm, Monday – Friday.
Summary of Job Responsibilities:
- Basic knowledge and experience in electrical, plumbing, HVAC, appliance repair, painting, and carpentry
- After-hours on-call rotation approximately 6 weeks per year
- Assist with inclement weather preparedness and snow/ice removal when needed
- Assist in other aspects of property management as needed
Summary of Job Requirements:
- 3+ years of commercial/residential experience in repairs, service & maintenance
- Proven experience and understanding of commercial and residential systems
- Proven track record of professionalism and providing exceptional customer service
- Ability to lift 50+ pounds, work off ladders, in tight spaces, and on roofs
- An eagerness to share maintenance knowledge and train peers
- A valid driver’s license and acceptable background check (No DUI or reckless convictions within the past 3 years)

Carpenter & Renovation Technician ($22 – $26 per hour plus exceptional bonus plans)
Woodard Properties, a locally owned property management and development company in Charlottesville, is seeking two Carpenter and Renovation Technicians to join our Facilities Team!
The technicians in this role will complete projects and renovations for our residential and commercial properties, including carpentry, electrical, plumbing, drywall repair, and painting work. The techs will also assist the facilities team with general maintenance, preventative maintenance, occasional on-call rotation, and inclement weather preparedness.
Work hours are generally 8:30 am – 5 pm, Monday – Friday.

HVAC Technician ($32 – $36 per hour plus exceptional bonus plans)

The person in this role will troubleshoot, repair, service, and maintain HVAC systems for our residential and commercial properties located throughout the Charlottesville community.

Work hours are generally 8:30 am – 5 pm, Monday – Friday.
Summary of Job Responsibilities:
- Residential & Commercial HVAC troubleshooting, repairs, and maintenance
- After-hours on-call rotation approximately 6 weeks per year
- Assist the maintenance team with general apartment maintenance when needed
- Assist with inclement weather preparedness and snow/ice removal when needed
- Assist in other aspects of property management as needed
Summary of Job Requirements:
- 5+ years of HVAC diagnostic experience, repairs, service & maintenance
- CFC Certification (Type II or Universal) & OSHA 10
- Proven experience and understanding of HVAC systems and components
- HVAC installation experience is a plus
- Proven track record of professionalism and providing exceptional customer service
- Ability to lift 50+ pounds, work off ladders, in tight spaces, and on roofs
